PriceLabs Overview:

PriceLabs is a comprehensive revenue management tool tailored for vacation and short-term rental property managers. It offers data-driven dynamic pricing and seamless integration with property management systems (PMS). If you’re new to PriceLabs or wish to create an account, you can find more information here.

Adding PriceLabs to 365Villas:

To integrate PriceLabs into your 365Villas subscription, you’ll need the PriceLabs integration bolt-on. Here’s how:

  1. Navigate to Account Administration here.
  2. Scroll to the Manage bolt-ons section, locate PriceLabs, and click on Add.
  3. Scroll to the bottom of the page and update your subscription to complete the process.

Prerequisites in 365Villas:

Before integrating PriceLabs, ensure the following prerequisites are met in your 365Villas account:

  • Rates Table: Set up at least one large season with future dates to enable PriceLabs to update prices.

  • Rates Settings: Activate all necessary settings in 365Villas Rates Settings for PriceLabs to update.

Connection Process:

Follow these steps to connect PriceLabs to your 365Villas account:

  1. Navigate to the API & Integrations area here.
  2. Select PriceLabs.

  1. Find and note the API Key and Pass required for insertion into PriceLabs.

  1. Log in to your PriceLabs account and add your listings or reconnect them if you’re an existing user.

  1. Select 365Villas as your PMS / Channel Manager.

  1. Insert your API Key and Pass in 365Villas and click Connect.

In PriceLabs:

After the properties are synced, you need to set up the price configuration (PriceLabs documentation and support team can assist). If you were already working with PriceLabs and had existing properties with historical data, contacting their support team is essential. Ask them to merge the 365Villas imported properties with the previously existing ones to ensure seamless management.

Once your properties are properly configured, activate the sync to start sending prices to 365Villas.

PriceLabs Pricing in 365:

After the initial pricing sync, you’ll find a season named “RMS Rate” for each day of the year in your Rates Table in 365Villas. These prices originate from your PriceLabs account and are updated automatically daily.

You can also manually sync prices immediately if required by clicking on “Sync Now.”

Note:

  • Past rates are retained for up to one month in 365Villas.
  • Rates older than one month will be automatically removed from the Rates Table.
  • While you can adjust prices and minimum stays in 365Villas, PriceLabs will not update those specific days anymore.
