In this documentation, we will walk you through the step-by-step process of setting up your taxes and services seamlessly within 365Villas for Airbnb. Our guide is designed to ensure a smooth and efficient experience. Let’s dive in and simplify the complexities of managing taxes and services in your Airbnb journey using 365Villas.

Tax Handling:

In certain regions, Airbnb collects taxes and directly remits them to local authorities. To avoid double taxation, please set these taxes as “Airbnb Collected Taxes” in your 365Villas account. If uncertain about the selection, refer to Airbnb’s article.

  • Selecting Tax Type:
    • Choose the tax type that best describes the taxes you are obligated to charge. This aids in mapping your properties to channels.
    • 365Villas synchronizes with channels all taxes marked as “default.”
  • Pushing Taxes to Channels:
    • Confirm in 365Villas if a tax associated with rent or services is collected by Airbnb. If so, the system will not push it to avoid double taxation.

Taxes with Fees:

  • Taxes Associated with Fees/Services:
    • Taxes linked to fees are pushed as separate entities.
    • Select the same fee type for two different services, only if they have the same tax

Fee Structure:

  • Cleaning Fee:
    • Sent as a distinct item.
  • Linen Fee:
    • Included within the Cleaning fee.
  • Other Fees (Pet, Resort, Booking, and Community Fees):
    • Integrated into the Rent. Choose to push a specific fee to Airbnb by selecting the relevant option.
